HOW TO APPLY FOR ONE OF OUR AVAILABLE LISTINGS

We are performing initial showings of our units via video. Please see the video recording for each unit on our website. If you have any questions, click “Contact us” or give us a call at 707-254-1837.

Online applications must be submitted through our website for consideration only after videos have been viewed. If your application is approved, you will be able to schedule a personal viewing of the property prior to committing to renting. Application fees will not be refunded. 


Applicants must be at least 18 years old.  Each person 18 years and older is required to complete and sign a separate application, pay the nonrefundable $45.00 application fee.  All information requested on the application and all supporting documentation is required. 


Required Documentation:


We need each applicant's three most recent bank statements and three most recent paystubs from their employer. If self-employed a copy of six months bank statements is required as well as the previous year’s tax return and current year's profit and loss statement.  Verification of other income must also be supplied if applicable.


Each section of the application must be completed in full.  If something is not applicable, please enter in "N/A."  Any and all information provided on the application may be verified. 


Applications will not be processed until all people 18 years and older have applied, and all required information and documentation has been provided.  Processing time is typically 3-4 business days from the date of receipt of complete application depending on the time it takes to verify all information on the application and/or credit report.


Hedgerow Property Management Application Policy

  • Each applicant 18 years of age or older MUST complete a rental application and provide screening information.
  • The $35 processing fee is non-refundable and must accompany each completed application.
  • All applicants will be required to have a current credit report obtained by Hedgerow Property Management.
  • A copy of each adult applicant’s Driver’s License/Identification Card is required during lease signing.
  • Total household income (gross monthly) must be at least three times the amount of rent. For example, for a rental that is $2,000 a month, the total monthly income for the household must be at least $6,000. Excessive debt may cause a denial of your application, regardless of your income.
  • Prior landlord, personal, and employment references will be considered.
  • Hedgerow Property Management supports and is committed to the spirit and letter of Fair Housing Policies and laws. We will not discriminate against race, color, sex, sexual orientation, familial status, handicap, religion, or ethnic origin.
  • All tenants are required to carry a Renter’s Insurance Policy.
  • One-year or six-month leases are required for most properties. Please ask further regarding the terms of the lease for any property you are interested in renting.
